Know who stands behind which part of the roof

Two roofs can carry similar warranty labels while the covered work and responsibility differ. Start by separating the product from its installation, then read the actual documents for the system being proposed.

A warranty should support an understood roofing project. It does not replace a clear scope, suitable materials or the details that keep water moving over the roof.

Product and workmanship coverage have different jobs

Product coverage

A manufacturer’s material warranty addresses the terms it sets for the named product. Coverage, remedies and exclusions depend on the document. The material label alone does not establish labor coverage for every future leak.

Workmanship coverage

Installation coverage concerns the work performed and the party responsible for it. It may be offered separately or through a qualifying system program. The issuer and the actual obligation need to be clear.

System or enhanced coverage

Some programs combine requirements for products, installation and registration. The proposed project needs to qualify for the specific coverage being offered.

Identify the issuer, the contractor responsible for installation and the route for making a claim. Keep the actual paperwork with the project record.

What the remedy includes

Look for limits involving materials, labor, tear-off, disposal or prorated payment. A headline duration does not answer those questions.

Conditions after installation

Registration, maintenance, alterations and third-party roof work can affect coverage under the stated terms. A new rooftop unit or solar installation should not be assumed to leave every obligation unchanged.

Transfer to another owner

If transfer matters to a planned sale, check eligibility, deadlines and required steps in the actual warranty. Do not assume every warranty transfers automatically.

A future leak still needs its source identified

Water inside does not immediately identify a product defect or an installation defect. A failed pipe seal, an altered curb, debris at a drain and damage from a later event can lead to different causes and responsibilities.
