A roof can need work without that work becoming an insured loss. The condition inspection answers what is damaged and what repair makes sense. Your insurer applies the policy to the reported cause and determines coverage.

Keep those questions separate while planning. It makes the scope easier to understand and avoids treating a storm nearby, an older roof or a proposed replacement as a promise of payment.

Replacement cost coverage

This generally addresses covered repair or replacement at current prices, subject to policy terms and the deductible. Payment can arrive in stages rather than as one up-front amount.

Actual cash value coverage

This generally accounts for depreciation, so the amount paid may be less than the cost of the work. Check the current policy rather than assuming the roof has the same coverage as in an earlier year.

The deductible

The deductible is the part of a covered loss assigned to you under the policy. Wind and hail can have a different deductible from other causes. Ask the insurer to explain the applicable amount.
